How Often Does Brick Need Tuckpointing?

One of the most common questions I get from Kansas City homeowners is whether tuckpointing is a once-and-done job or something that comes back around. The honest answer is that the brick itself can last a century, but the mortar between it does not, and how often you need to redo it depends a lot on your house and our weather. Here is how to think about the timeline.

The general rule of thumb

Good tuckpointing done with the right mortar generally lasts somewhere in the range of a couple decades to fifty years or more before it needs attention again. Original mortar on a house often goes twenty-five to thirty years before it starts breaking down, and a quality repointing job can match or beat that. So this is not a yearly chore. For most KC homeowners it is a once-in-a-generation project, as long as it was done properly the first time.

Why Kansas City brick wears faster

Our climate is hard on mortar. KC winters swing above and below freezing over and over, and that freeze-thaw cycle drives water into the joints, freezes it, and wedges them apart a little more each year. Add our humid summers and heavy storms, and mortar here simply works harder than it would in a milder place. That is why a house in Brookside or Hyde Park might need attention sooner than the calendar suggests, especially on the north and west faces that take the worst weather.

What speeds up the clock
