Why Kansas City brick needs attention

Kansas City, Missouri built out early and it built out in brick. The four-squares and bungalows of Brookside and Waldo, the grand old homes of Hyde Park and Janssen Place, and the brick streets and houses of the Historic Northeast all date to a stretch when solid masonry was standard. That is exactly the housing that reaches the age where the original mortar gives out. Our winters swing back and forth across freezing all season long, and each cycle water works into a hairline joint, freezes, expands, and loosens the mortar a little more. Once the joints recede behind the face of the brick, water gets in behind the wall, and the fix goes from simple repointing to a much bigger repair. Catching it while it is still crumbling mortar keeps a well-built old home out of a full wall rebuild.

Repointing that matches the home

Tuckpointing means grinding out the failed mortar to a clean depth and packing in fresh mortar that matches the original color and joint profile. On the Missouri side, where the brick is often the whole reason a house has held its value, I take the time to match so the work reads as original rather than a patch. Mortar hardness matters just as much as color. A lot of the pre-1940 KC brick is soft, and mortar harder than the brick will spall the brick face in the next freeze, so I match the mortar to the masonry it is going into. Chimneys fail first

On most older Kansas City homes the chimney shows trouble before the walls do. It stands exposed on every side and takes weather from all directions, so spalling brick, washed-out joints, a cracked crown, and a missing cap tend to appear there first.
