Why Kansas City, Kansas brick needs attention

Wyandotte County has some of the oldest brick in the metro, and a lot of people forget that. Strawberry Hill, Rosedale, Argentine, Armourdale, the Westheight Manor historic district, and the blocks around Quindaro all hold brick homes, churches, and storefronts that go back a century or more. That brick has sat through a hundred-plus Kansas winters of freeze and thaw. Water soaks into the mortar joints, freezes, expands, and slowly pushes the mortar out. Once the joints recede, rain gets behind the face of the wall, and the damage speeds up. Sandy, crumbling joints, gaps you can fit a key into, and brick faces flaking off are all signs the wall is past due.

Matching the mortar to old KCK brick

This is the part that gets done wrong most often. A lot of pre-1930 brick in Kansas City, Kansas was laid with soft lime mortar, and the brick itself is softer than modern brick. If someone repoints that wall with a hard modern Portland cement mix, the mortar ends up stronger than the brick. Then when the wall moves and the water freezes, the brick takes the damage instead of the joint, and the faces pop off. I grind out the failed mortar to a clean, even depth and repack it with a mortar that is compatible with the brick, matched for color and joint profile so the repair blends in. The idea is simple: the mortar should always be the part that wears, because mortar is cheap to replace and old brick is not.

Chimneys and the hillside walls

On most older KCK homes the chimney fails first. It sits above the roofline in wind and weather on every side, so washed-out joints, a cracked crown, and loose brick near the top show up years before the walls need work. When it is more than mortar

Sometimes individual bricks are too far gone to save. If the faces have spalled off or a section has cracked from settling, I cut out and replace those bricks, matching size and color as closely as the old stock allows, and repoint around them.
